Blocked Gutters: Symptoms, Risks & Real Fixes

Blocked gutters cause more than half of the 'roof leak' callouts we attend. Here's how to spot a blockage before it does damage, and the honest difference between a £80 clean and a £2,000 fascia rebuild.

Symptoms

  • Water cascading over the front edge of the gutter during heavy rain instead of running to the downpipe
  • Damp patches on external walls under the gutter line, especially under the join between two gutter sections
  • Plant growth — usually grass or moss — visible from the ground in the gutter
  • A drip into the soffit area when it rains, with no other obvious cause

What's actually causing it

  • Leaf and moss build-up — the classic cause, worst on properties under overhanging trees
  • Silt and granular runoff from the tile surface — accumulates slowly over years even with no overhanging trees
  • Sagging gutters where brackets have pulled out of rotted fascia, creating low points that pond water
  • A failed gutter joint where the seal has gone and water is escaping out of the side rather than draining

Why it matters

Water that overflows the gutter runs down the wall and into the masonry — that's how internal damp patches start. Worse, water that backs up over the gutter edge runs under the bottom course of tiles, soaks the felt, and rots the fascia and rafter ends. We see properties where five years of ignored blockages have caused £3,000 of fascia and timber damage that started as a £80 clean.

What to do right now

If water is overflowing in rain, it's a now job — not a spring-cleaning job. Don't try to lean off a ladder to scoop a gutter; the leaning load is what tips ladders. A tower or scaffold tower is the right access for any first-floor gutter work.

What a proper fix looks like

A proper clean removes the debris, flushes the gutter line, and inspects every joint and bracket while access is up. We check the fascia for hidden rot at the same time — gutter blockages are the leading cause of fascia failure, so catching early-stage rot during a clean saves the bigger job. Any sagging section gets re-bracketed properly rather than just propped.
